房产买卖合同翻译分类

按交易形式的不同，可分为房地产转让、房地产抵押、房地产租赁。
按交易客体中土地权利的不同，可分为国有土地使用权及其地上房产的交易与集体土地使用权及其地上房产的交易。对后者现行法大多禁止或限制其交易，因此，在我国，一般而言，房地产交易仅指前者。前者还可进一步按土地使用权的出让或划拔性质的不同进行分类。
按交易客体所受限制的程度不同，可分为受限交易(如划拨土地使用权及其地上房产的交易，带有福利性的住房及其占用土地使用权的交易等)和非受限交易(如商品房交易等)。
按交易客体存在状况的不同，可分为单纯的土地使用权交易、房地产期权交易和房地产现权交易。
