Real Estate在香港和台湾也叫不动产吗？

因为Real Estate在英文里的本意，并没有“不动”的含义，但是中文里却叫“不动”产。于是想知道在港台对应Real Estate的叫什么呢？

英美等普通法国家把财产分为“personal property”和“real property”，而法德等继承罗马法的大陆法国家把财产分为“movable property”（拉丁语为res mobiles）与“immovable property”（拉丁语为res immobiles）。大陆法中的“immovable property”大致可以对应英美法中的“real property”，翻译成“不动产”是顺理成章的，而实际上指的就是“房地产”。在历史上，由于英国复杂的土地制度和财产继承制度，“real property”比“real estate”的范围更大，但现在二者已基本可以互换了。

台湾、香港和大陆一样，把“不动产”和“房地产”混用。

日本翻译出“动产”、“不动产”同样是从《万国公法》开始。《万国公法》在中国刊印出版的第二年，日本就有了翻刻本，此后又有1868、1875、1881、1886年四个翻刻本。庆应二年(1866)西周的译本命名为《毕洒林氏万国公法》，其中大量译词沿用丁韪良《万国公法》，如权利、国权、法院、民主等。西周译本与丁韪良译本译词有130余处相同。津田真道于庆应四年(1868)刊行的《泰西国法论》使用术语520个，其中五分之一以上（117个）与丁韪良的《万国公法》译词相同(17)。
实藤惠秀在《中国人留学日本史》一文中，引大概文彦《箕作麟祥君传》，讲述了箕作麟祥翻译法国法的过程。书中讲述箕作在翻译法国法时，参考了丁韪良的《万国公法》，并借鉴了其中的一些翻译，如“权利”、“义务”。但是，他并没有沿用《万国公法》中“动物”“植物”的翻译，而是根据传统汉语的构词法，借用中国的汉字创制出了两个新的词汇“动产”和“不动产”。从此以后，这两个词在日本固定下来并被收入字典(18)。
